The last time Lancaster County inventory dropped below 1,000 for the End Of Month (EOM) Inventory count was in winter of 2008.  Buyer activity increased 1.14 - 6.57 in last 4 weeks (measured in # appointments/listing) Percentage of asking price to close price remained 95%+ in last 4 weeks New listings increased from 13 in week 1 to 86 in week 4 Recommendations Pick up as many new listings as possible. Glamorize the online shopping process for buyers. Boost the heck out of virtual magazines, video tours, online open houses and digital services in general. Summary I just want to share my experience, so far, with the riots, black lives matter and how the chaos in society, overall, affected my real estate business, Homesale Realty and even Millersville University. Summary The past four weeks, May 11th - June 5th, I finished spring semester, completed a business writing class, and sold two homes. Adding to the stress was the overwhelming tension on our media on the civil rights and racial subjects. Not to mention, the riots, vandalism and terrorism happening in our own town! I don't want to get into the details, but I just want to say that I never thought that would really effect me because.... I'm not black? However it has effected me in some unfortunate ways. Just for the record, I do support Black Lives Matter. Just not George Floyd, rioting and killing and all that. Four Weeks: Timeline March 6 -  PA recorded its first 2 cases of coronavirus, Tom Wolf signed a Disaster Declaration. Busiest Week Of My Winter "Break" Incoming calls... Meetings galore.... Getting stood-up... and... A break up.  This past week was one of the most crazy weeks I have ever had. You should see my schedule it literally looks like a 3 year old just went to town with a pen on paper for the first time. Monday   ...I got a surprising call from professor Capecce letting me know he wants to buy the house next to his. He wants me to keep an eye on it for him! He heard the owner died and he's ready to jump on the investment opportunity.  A little later in the day my friend Rob’s dad called me. Now , this was really weird. Let me tell you why........Recently I got a new phone, so I don’t have many numbers saved, including Rob’s. So, every time he calls me, its an unsaved number. Naturally, I answer “Hello Alexandra Slaugh.” He always messes with me and says something stupid like “Yeah hi can I get one large house,” or something. However, when I answered the phone thi

Week 3 (12/30-1/3)

Buyer's are Liars. At the start of the week I went hard to meet my goals for face-to-face meetings, pre-wail appointments and lead follow up's. I made calls, sent texts, and sent emails to get appointments on the books. I quickly had my work cut out for me. My schedule was mostly filled with buyers. I had several showings, 4 to be exact. If I wasn't showing houses, I was doing paper work. Aside from New Years Day, I hadn't much time for anything else. The Showings One of my clients has been looking for houses for the last 10 months are so. He knows he wants to move, but has no idea what he's looking for. Just this Monday, we went to Red Lion, Wrightsville and Columbia to look at house.  He then proceeded to tell me he wants to hold off till spring when he knows there will be more inventory. It is true, that during the warmer months the supply of available houses on the market goes up. It's a real challenge with buyer's to get them

This week was strange because... it was Christmas. Most Notable This Week As the listing agent in one of my current transactions, I've become responsible for several of the buyer's agent's responsibilities. One of them being to meet with the buyers, walk them through the house and provide keys for them to move in early . I thought this was a good example of supply and demand in its simplest form. The demand for homes right now is so high, and the supply is so low. Not only did this house sell before it was actively advertised on the market, but the buyer's wanted to move into it before they technically even owned it.  The buyer's agent was on vacation, so I agreed to meet with the buyers. As a matter of fact, this is the home I grew up in for the last 10 years before I moved out. It was bitter sweet because I actually knew the family moving in there, their daughter graduated from the same high school as I did.  I read that there will be a
